This isn\u2019t always as easy as it sounds. Often, it\u2019s difficult to determine what looks like <\/span>damage in the property<span class=\"\">\u00a0versus what should be considered normal wear and tear.\u00a0<\/span><\/p><p>The definition of wear and tear is sometimes subjective, and that\u2019s what throws rental property owners off when they\u2019re trying to decide what they\u2019re responsible for repairing after a lease is over and what they can charge to a departing tenant\u2019s security deposit.\u00a0<\/p><p>Wear and tear is your responsibility as an owner. How do you know what it is?<\/p><h4 aria-level=\"1\">Identifying Normal Wear and Tear in a Vancouver Rental Property\u00a0<\/h4><p>Normal wear and tear is the natural deterioration that happens to a property whenever a person lives in that property. It\u2019s the type of thing that will happen to any home, no matter who is there.\u00a0<\/p><p>For the purposes of rental property, wear and tear usually will include:<\/p><p>Small nail holes in the wall from where a tenant might have hung pictures or mirrors or clocks.\u00a0<\/p><p>Scuff marks on the walls or in the carpet from where furniture rested.\u00a0<\/p><p>Worn carpet in high-traffic areas.\u00a0<\/p><p>Paint that has faded due to sunlight or age.<\/p><p>Appliances needing repairs and replacements because they\u2019ve been used every day.<\/p><p>Landlords are responsible for these costs because they go with the expenses that you plan on when you buy an investment home. It\u2019s your responsibility to maintain your home and keep it safe and habitable.\u00a0<\/p><p><span class=\"\">Make sure you\u2019re budgeting for wear and tear items during turnover periods. You cannot charge the tenant\u2019s security deposit for these issues that you are likely to find every time you\u2019re preparing the home for a <\/span>new tenant.\u00a0<\/p><h4>What Wear and Tear IS NOT<\/h4><p>Damage is different.<\/p><p>Even if a resident broke something unintentionally, it\u2019s still that resident\u2019s responsibility.\u00a0<\/p><p>When you inspect the property and notice damage beyond the normal wear and tear or any problems that are due to the abuse, misuse, or neglect of your property, you can turn to the security deposit and use those funds to pay for repairs and replacements.\u00a0<\/p><p>Large holes in the walls or broken windows would qualify as damage. If a tenant tries to dispute a charge for damage, you can provide the picture or the video that shows why you made the deduction.
